Primary market inventory fell while sales rose

By Brian Sacks
Real estate, Primary market

The one number that changes what you should do right now: the Real Estate Data Aggregator counted 3,333 homes for sale across the Primary market in the three months ending August 31, 2026. That is down 25.9% from the same months of 2025. Less competition on the seller's side can matter for your timing and your price.

That move goes against the national picture. The National Association of Realtors reported U.S. inventory rose to 1.60 million homes in September 2026. Here, inventory fell. That is a meaningful local difference.

Sales rising while inventory falls tells a clear story. The Real Estate Data Aggregator counted 3,075 homes sold across the Primary market, up 6.4% from a year ago. More buyers closed deals even though fewer homes were available to choose from.

What this means for homeowners

Fewer listings means your home faces less competition. That can support your price and your timing. It does not guarantee a quick sale, but the field is smaller than it was a year ago.

What this means for buyers

Fewer choices means being ready matters more. Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. That adds to the cost of waiting.
