Saint Augustine inventory fell as sales kept rising

The one number that changes what a homeowner should think: the Real Estate Data Aggregator counted 1,549 homes for sale across Saint Augustine in the three months ending August 31, 2026. That is down 31% from the same months of 2025. Less competition on the shelf can help a well-priced listing stand out.

At the same time, the Real Estate Data Aggregator counted 1,449 homes sold across those same ZIP codes. That is up 6.3% from a year before. Demand kept rising even as the shelf shrank.

Rates made this harder for buyers. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. CNBC reported the average 30-year fixed rate reached 7.49% as of the week of October 7, 2026. Yet buyers in Saint Augustine kept buying.

For buyers, fewer choices means the best fit may take more planning. Nearly 29% of homes in 32082 went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is up 13.3 points from a year before. Quick decisions matter more now.

How each ZIP code looked

Prices moved in different directions

Not every ZIP saw prices rise. The Real Estate Data Aggregator shows 32082 posted a median sale price of $852,500, but that was down 18.8% from a year before. Prices dipped a little in 32256 too, down 1.7% to $404,000. Those dips are real, and worth knowing if you own in those areas.

On the other side, 32095 saw the biggest price gain. The Real Estate Data Aggregator put its median sale price at $477,000, up 15.2% from a year before. ZIP 32081 rose 6.8% to $699,787. ZIP 32092 gained 2.7% to $480,824.

Homes are selling faster

Every ZIP code saw days on market fall from a year before. The Real Estate Data Aggregator counted the biggest drop in 32256: 20 days shorter than the same period in 2025, landing at 71 days. ZIP 32092 fell 13 days to 69 days. ZIP 32082 fell 11 days to 66 days.

Quick contracts are up across the board

The share of homes going under contract within two weeks of listing rose in every ZIP. The Real Estate Data Aggregator shows 32082 led at 29%, up 13.3 points. ZIP 32092 came in at 22.2%, up 8.5 points. ZIP 32081 matched that 8.5-point gain, reaching 21.6%.

New listings are falling too

The Real Estate Data Aggregator counted 1,463 new listings across Saint Augustine in the three months ending August 31, 2026. That is down 10.2% from a year before. Fewer sellers are coming to market, which is part of why the shelf is shrinking.

ZIP 32095 saw the sharpest drop in new listings: down 25.3% to 183. ZIP 32081 fell 13.2% to 230 new listings. ZIP 32092 dropped 10.2% to 546, still the highest count of any ZIP.

The national picture adds context

Nationally, Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. Price cuts hit 20.8% of listings nationally that month, the highest share since October 2022, also per Realtor.com. Saint Augustine's inventory trend runs the opposite way from the national one.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Several Saint Augustine ZIP codes outpaced that pace on their own.
