Saint Augustine inventory fell as sales kept rising

Here is the one fact that changes what you should do right now. The Real Estate Data Aggregator counted 1,549 homes for sale across Saint Augustine in the three months ending August 31, 2026. That is down 31% from the same months of 2025. Fewer choices for buyers means a well-priced listing has less to compete against.

At the same time, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Higher borrowing costs slow some buyers down. But Saint Augustine did not slow down.

The Real Estate Data Aggregator counted 1,449 homes sold across these ZIP codes in the same period. That is up 6.3% from a year before. Demand held even as rates rose.

What the numbers say, ZIP by ZIP

Every ZIP code in Saint Augustine saw inventory fall. The drops ranged from about 23% to nearly 35%. Prices and speed moved differently by area, so your street may read very differently from the city total.

Inventory fell sharply in every ZIP

ZIP 32081 saw the steepest drop. The Real Estate Data Aggregator recorded 250 homes for sale there, down 34.9% from a year before. New listings in 32081 fell 13.2% too. Less supply coming in, and buyers still showing up.

ZIP 32082 was the one area where new listings actually rose. The Real Estate Data Aggregator counted 219 new listings there, up 11.2% from 2025. Even so, homes for sale still fell 22.9%, because buyers absorbed them quickly.

Homes are going under contract faster

Speed is one of the clearest signs of demand. The Real Estate Data Aggregator found that 29% of homes in ZIP 32082 went under contract within two weeks of listing. That share rose 13.3 points from a year before. In 32081, the share was 21.6%, up 8.5 points.

Not every home sold fast, though. In ZIP 32081, the median days on market was 90 days. That is 2 days shorter than a year ago, but still the longest of any ZIP here. Pricing matters in that area.

Prices: mostly up, one notable dip

ZIP 32082 stands out. The Real Estate Data Aggregator put its median sale price at $852,500, down 18.8% from a year before. Sales there rose 17.8%, so more homes moved. The price dip likely reflects a shift in what types of homes sold, not a broad decline in value.

ZIP 32095 told a different story. The Real Estate Data Aggregator recorded a median sale price of $477,000, up 15.2% from 2025. New listings there fell 25.3%, the steepest drop of any ZIP. Less supply pushed prices up.

The national picture adds context

Realtor.com reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. Saint Augustine is not seeing that same softness across the board.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Saint Augustine ZIP codes like 32095 and 32081 ran well ahead of that pace.

CNBC reported that Fannie Mae forecast the 30-year fixed mortgage rate at 7.4% for the fourth quarter of 2026, and 7.5% through 2027. Buyers in Saint Augustine are working with those same rates. Sales still rose 6.3% here.

Sale-to-list ratios stayed close to full price

Every ZIP code improved its sale-to-list ratio from a year before. ZIP 32092 led at 98.1%, up 0.3 points. ZIP 32082 was lowest at 95.9%, but still up 0.8 points. Sellers are getting closer to what they ask.
