The one fact that changes what a homeowner should do right now: the Real Estate Data Aggregator counted only 1,549 homes for sale across Saint Augustine in the three months ending August 31, 2026. That is down 31% from the same months in 2025. Fewer sellers means less competition for you if you list.

The wider picture: rates up, prices still climbing nationally

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That tells you some sellers overreached. Pricing carefully matters more when rates are above 7%.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they rose 0.3% in July on a seasonally adjusted basis. The national trend is still positive, just slower.

CNBC reported that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025. That same share was 26% in 2022. Affordability has tightened, and buyers know it.

In short
  1. Saint Augustine sold 1,449 homes in the three months ending August 31, 2026, up 6.3%, while homes for sale fell 31%.
  2. Rates climbed above 7% nationally, per Realtor.com, yet buyers kept closing.
  3. Sellers face less competition.
  4. Buyers face fewer choices and need to come prepared.

One more thing worth saying: a single street can read very differently from its whole ZIP code. The numbers above cover large areas. Your block may be tighter or softer than the ZIP suggests.
